What Is Asphalt Resurfacing?

Asphalt resurfacing is the act of removing and replacing the top layers of an existing pavement. The old damaged surface is replaced with a new surface, which is usually between 1 to 2 inches thick. Resurfacing can extend the lifespan of a driveway, road, or parking lot by 10 years on average, while rejuvenating it with a fresh and rich look, just like when it was new. Asphalt resurfacing is a more effective alternative to repairing or patching each damaged piece of asphalt individually, bringing about a more efficient and wholistic approach.

ABOUT US

What Type of Damage Can Resurfacing Fix?

Asphalt resurfacing is effective at fixing shallow damage to asphalt pavements, that is widespread. Resurfacing removes and replaces the top 1 to 2 inch layer of asphalt, so it is most suitable if the damage is 1 to 2 inches deep. Asphalt resurfacing targets the entire surface, rather than repairing each damaged spot like patchwork. Unlike patchwork, which can get messy and become ineffective in the longer term, resurfacing is an extremely efficient way of fixing imperfections across a pavement. Any potholes, cracks, or deterioration between 1 to 2 inches deep, or less, can be easily repaired using the resurfacing technique.

Damage between 2-3 inches may be able to be repaired after the top surface is removed for resurfacing. This exposes the root of the damage and makes it effectively shallower. For any damages to asphalt deeper than 3 inches, we recommend doing asphalt repaving or falling back on a temporary patch, depending on the condition of the rest of the pavement.

Our Asphalt Resurfacing Process

  1. Removal of Existing Surface and Preparation: The damaged surface layers of asphalt are removed, exposing the deeper layers of the pavement. Any damage exposed by removing the surface is repaired.
  2. Application of Tack Coat: A tack coat of liquid emulsion binder is applied to the exposed surface, smoothing it out and allowing the new asphalt to bind with the old properly.
  3. Overlaying of New Asphalt: The new asphalt, usually a hot mix for best binding performance, is applied across the surface. The new asphalt mix binds with the existing layers of asphalt, creating your new pavement.
  4. Compacting: The surface is packed and rolled with compacters to ensure maximum density and strength in your newly resurfaced asphalt.

Benefits of Asphalt Resurfacing

Asphalt resurfacing brings several key benefits that make it a desirable option for repairing damaged pavements. The top benefits are:

  • Cost Effective Repair: Asphalt resurfacing is the most cost effective option for repairing widespread damage on driveways, roads, parking lots, and other pavements. In between patching and full repaving, resurfacing replaces just the damaged layers of the asphalt to minimize both the cost and work.
  • Extended Pavement Lifespan: Asphalt resurfacing can extend the lifespan of a pavement by between 8 to 15 years. For lighter use surfaces such as driveways, the lifespan increase would be close to 15 years. For heavier use surfaces such as roads, you can expect a lifespan increase of around 8 years.
  • Rejuvenated Appearance: By replacing the top layer with new asphalt, a resurfaced pavement has that dark and rich look that we associate with freshly paved asphalt. It's like you got a brand new surface.
  • Time Efficient: By not touching the sub-base layer of asphalt, resurfacing takes a shorter time than the initial paving job, or equivalent repaving jobs. You can expect resurfacing for a driveway to take 2 days, and resurfacing for a road to take under a week, depending on its size.

Driveway Resurfacing For Maximum Cost Effectiveness

Asphalt driveways are perfect applications for resurfacing. Driveway resurfacing is the most cost effective type of resurfacing because of the lifespan increase it is able to bring. Because driveways are a low traffic and light use pavement, the resurfaced top layers of asphalt are more likely to last longer under the load of vehicle and foot traffic. This is why we strongly recommend considering driveway resurfacing when thinking about repairing a damaged driveway. Patching potholes and cracks looks ugly, while repaving could be too expensive. Driveway resurfacing can effectively repair the surface damage, be completed quickly, return a fresh asphalt look to your home's curb appeal, and increase the lifespan of the driveway by 15 years, all at an affordable cost.
